NEWS ALERT: Maywood Extends Rent Increase Freeze & Considers Rent Stabilization

At the May 24th Maywood City Council meeting, the Council unanimously approved extending the existing rent increase freeze until September 28th. The Council also directed staff to bring back information on rent stabilization, rental registry, rent control board, Just Cause eviction limitations, and anti-tenant harassment for the next City Council meeting on June 7th. We encourage members who live or own properties in the City of Maywood to view the full details of the Urgency Ordinance (see below).

Maywood has some of the most affordable rental rates in all of Los Angeles County and there was no data presented by staff showing drastic increases in rental rates prior to the beginning of the City’s rent increase freeze that would justify extending it or considering a rent stabilization ordinance. Rather, it is clear there is a lack of education for renters and rental housing providers in Maywood on the existing protections provided under state law (Assembly Bill 1482).

Further, there appears to be a callous disregard for independent, mom-and-pop rental housing providers that will be forced out to business when their rents are unable to keep up with increased costs due to rising inflation, including mortgage interest payments, repairs, maintenance, utilities, and insurance as well as City-controlled costs of trash hauling, property taxes and sewer services. Rent stabilization will result in mass relocation of renters as properties are sold to be demolished and replaced with new properties that are not subject to state or local rent limitations or Just Cause restrictions. 

AAGLA actively advocated against the extension of the City’s rent increase freeze by submitting formal written comments in advance of the meeting as well as attending the meeting in-person and providing live public comments. We urged the Council to explore alternative solutions such as a mediation program to solve individual issues and temporary direct rental subsidies to renters in need rather than impose further harmful restrictions on already struggling rental housing providers.

AAGLA will continue to advocate for our members' interests in opposition to rent stabilization and Just Cause limitations in favor of more effective solutions, and provide updates as more information becomes available.
