LA County Eviction Moratorium Update

As an update, we have obtained the final resolution for the extension of the Los Angeles County moratoriums on evictions and rent increases. Notably included in the recent adopted amendment is a 30-day notice requirement regarding evictions based on the presences of unauthorized occupants or pets due to COVID-19 who began residing in the unit between March 4, 2020, and January 20, 2023. Starting April 1, 2023, property owners will be required to serve renters who fall within this category with a written 30-Day Notice prior to filing an eviction based on the presence of unauthorized occupants or pets.

As a reminder, the extension of the existing Countywide eviction moratorium is inclusive of incorporated cities while the rent increase freeze is applicable only to rent stabilized units in the County’s unincorporated areas. Both the moratorium and rent increase freeze were extended for an additional 60-days through March 31, 2023.
