Valuable New Payment Standards Now Being Offered by Housing Authority of the City of Los Angeles (HACLA)
Increased Rental Voucher Values Now Being Offered!
The City of Los Angeles now has highest value, citywide Voucher Payment Standards (VPS) in its history valued at 120% of the U.S. Housing and Development Department’s (HUD) Fair Market Rent, and in amounts that are 9% greater than last year. Additionally, HACLA is now offering “Small Area Fair Market Rents” (SAFMRs) in approximately 70 areas of the city designated as higher opportunity zip codes where HACLA is offering $40 to $868 more per unit in 3 separate tiers.
All the voucher amounts are listed on the schedule set forth below. HACLA is assuring both renters and housing providers that monthly rent amounts may be requested up to the maximum amounts provided these requests are supported by comparable rental rates in the neighborhood.
HACLA is the only housing authority in the Los Angeles Area currently offering these higher rental rates. HACLA is also able to offer these rental rates to qualified renters who lease up in these areas in other housing authority jurisdictions such as Los Angeles County, Long Beach, Santa Monica, Pasadena and Glendale, and also in certain programs like HUD (Veterans Affairs Supportive Housing (HUD-VASH) and Emergency Housing Vouchers (EHV).
For example, a one bedroom unit renting to one of HACLA’s voucher holders in South Los Angeles zip code 90003, the citywide Voucher Payment Standard (VPS) rent request maximum is $2,096. The Small Area Fair Market Rents (SAFMRs) rent request maximum in Silver Lake 90039 zip code or Reseda 91335 zip code, for example, is $40 more than South Los Angeles zip code 90003 or $2,136 (e.g., Tier One Zip Codes). The SAFMR maximum rent that can be requested in the Mar Vista 90066 zip code or North Hollywood 91602 zip code is $424 more than that or $2,520 (e.g., Tier Two Zip Codes). Finally, the SAFMR maximum rent that can be requested in the Westwood 90024 zip code and Woodland Hills 91324 zip code is $868 more than that or $2,964 (e.g., Tier Three Zip Codes).
HACLA is proud to be able to offer these SAFMRs to both voucher holders and housing providers. These maximum rental amounts are more than HACLA has ever been able to offer before, and HACLA reports it is already seeing owners renting their units in these areas to Section 8 voucher recipients.
