APRIL 1ST DEADLINE: Positive Rent Reporting Under A.B. 2747

Important Reminder: Starting April 1, 2025, if you own a 16+ rental unit parcel, you now must offer your tenants an option to report their positive rent payments to one or more of the major credit bureaus. See the AAGLA Forms Library, Form Number D.24.


APRIL 1ST DEADLINE: Positive Rent Reporting Under A.B. 2747

ALL rental housing providers who own parcels with 16+ units (or others under certain circumstances outlined below) must comply with California’s Assembly Bill 2747 (A.B. 2747) Positive Rent Payment Reporting regulations effective on Tuesday, April 1, 2025. Under A.B. 2747, generally any rental housing providers are now required to provide their renters with the opportunity to pay for (at the tenant’s expense) positive reporting of their on-time rent payments to one or more of the major credit agencies.

  • This requirement generally applies to renters at rental properties with 16+ units on a single parcel (however, A.B. 2747 may be applicable to properties with fewer than 16 units if you do not meet the exception outlined below).
  • Owners may charge their tenants and seek reimbursement for the ‘lesser of’ their actual cost or $10 per month.

Under A.B. 2747, rental housing providers must provide their existing tenants on or about Tuesday, April 1, 2025, or thereafter for new tenancies (and annually):

(i) A notice of the availability of positive rent payment reporting

(ii) That positive reporting will be provided at the tenants’ expense

(iii) Information about the reporting services being utilized and cost


EXCEPTION: You Do Not Need To Comply with the Requirements of A.B. 2747 IF:

You are an owner or manager of a residential rental building that contains 15 or fewer dwelling units per parcel, unless both of the following apply:

  1.  The landlord owns more than one residential rental building, regardless of the number of units in each building, and
  2.  The landlord is one of the following:
    • You are a real estate investment trust, as defined in Section 856 of Title 26 of the United States Code, or
    • You are a corporation, or
    • You are a limited liability company in which at least one member is a corporation.
    • You are an assisted housing development, as defined in Section 65863.10 of the Government Code.

Additionally, the Apartment Association of Greater Los Angeles has published an article on A.B. 2747 that includes several options for service providers providing positive rent reporting.
