U.S. HUD Updates Fair Market Rents for L.A. County

The U.S. Department of Housing and Urban Development (HUD) has published the fair market rates (FMR’s) for fiscal year 2026. Below I’ve placed the HUD Metro FMR used for all bedroom sizes in the Los Angeles County area.
The new FMR’s take effect October 1, 2025.

Los Angeles City and Los Angeles County generally follow HUD FMRs and will very likely officially publish the FMRs at some point. This means that starting October 1, 2025, notices to pay rent or quit must demand amounts that are greater than the amounts listed above within both Los Angeles City and Los Angeles County’s unincorporated areas.
Note: If you are serving notices for unincorporated areas of Los Angeles County, remember to include the applicable HUD FMR on the face of your notice.
