Thanks to AAGLA, The Bill to Lower State Rent Caps Now on Hold

🏛️ Overview of A.B. 1157: The Affordable Rent Act
Assembly Bill (AB) 1157, also known as the Affordable Rent Act, has been withdrawn from consideration for the current 2025 legislative session.
The bill would have:

Lowered the allowable rent “caps” under the Tenant Protection Act of 2019 (A.B. 1482)
-
Extended tenant protections to all single-family homes
-
Eliminated the “sunset provision” under A.B. 1482, making rent caps and tenant protections permanent under state law
🗣️ AAGLA’s Advocacy Stopped the Bill
Daniel Yukelson, Chief Executive and Executive Director of the Apartment Association of Greater Los Angeles, stated:
“Lobbying efforts launched by the Apartment Association of Greater Los Angeles, in conjunction with correspondence and phone calls received by legislators from our members, clearly persuaded legislators to ‘kill the bill’ in committee prior to moving on to a vote on the Assembly floor. We are grateful for this favorable vote to stop this harmful anti-housing bill.”
⏭️ What Happens Next?
AB 1157 was held up in committee before reaching the Assembly floor vote. It is now a “two-year bill”, meaning it may return for consideration in the 2026 legislative session—or may not return at all.
