New “Three Day Notice to Pay Rent or Quit” Form Available for Use During the Recovery Period

The Apartment Association of Greater Los Angeles now offers a NEW “Three (3) Day Notice to Pay Rent or Quit” notice for rent due and unpaid during periods on or after October 1, 2021, through March 31, 2022.  We advise that housing providers use this new notice this notice when a tenant does not timely remit payment of all or a portion of rent due on or after October 1, 2021, through and including March 31, 2022.

In the event rent is owed for periods prior to October 1, 2021, then we suggest housing providers continue to utilize the “Fifteen (15) Day Notice to Pay Rent or Quit” for rent owed during periods prior to October 1, 2021 (See these Fifteen-Day Notice forms at K.3 and K.4 in the Legal Forms Library).  Note: In the event your tenant has declared COVID related financial impacts and has not remitted at least the 25% of rent due on or before September 30, 2021, per Assembly Bill 832, then housing providers should utilize the “Fifteen (15) Day Notice to Pay Rent or Quit” for all rent owed during periods prior to October 1, 2021 (Again, see these Fifteen-Day Notice forms at K.3 and K.4).
