Important State Deadlines: July 1st and August 1st for ALL Rental Property Owners

Under Assembly Bill 1482, the State’s rent control and tenant protection law that became effective this year, owners of rental properties are REQUIRED to disclose to renters effective July 1st for NEW lease agreements and effective August 1st for EXISTING leases if your rental property is either EXEMPT from Assembly Bill 1482 or COVERED by Assembly Bill 1482.

The Apartment Association of Greater Los Angeles has made the following forms available to members to provide the appropriate disclosures:

Form D.1

Use this form to amend your existing lease agreement IF YOUR RENTAL UNIT IS EXEMPT FROM STATE RENT CONTROL in order to comply with the California state notice requirement under Assembly Bill 1482, effective July 1, 2020 for new lease agreements and effective August 1, 2020 for existing lease agreements.

Use this form to amend your existing lease agreement IF YOUR RENTAL UNIT IS SUBJECT TO STATE RENT CONTROL in order to comply with the California state notice requirement under Assembly Bill 1482, effective July 1, 2020 for new lease agreements and effective August 1, 2020 for existing lease agreements.

In addition, our new standard lease forms contain the required Assembly Bill 1482 notice provisions for EXEMPT and COVERED properties. If you have used one of these new lease forms, you do not need to provide separate notice to your tenants.
