For some investors, a diversified portfolio often means stocks. But more and more are turning to real estate to avoid Wall Street’s volatility while achieving passive income, asset appreciation, and broader diversification. Two real estate strategies growing in popularity include real estate investment funds and Delaware Statutory Trusts (DSTs).

If you're considering a 1031 Exchange, DSTs and real estate funds are increasingly favored as they offer potential hassle-free returns while deferring hundreds of thousands of dollars in capital gains taxes. A DST is a legal entity sanctioned by the IRS that allows you to hold title to real estate. DSTs are considered “like-kind” property for purposes of a 1031 Exchange.

Now may be an excellent time to consider DST investing. Supporting macroeconomic trends include: (1) inventory down 22% in 2022, (2) real estate prices up 20% since 2021, and (3) rising numbers of Baby Boomers entering retirement.
