Are you ready for what’s coming your way? Los Angeles County landlords face an unprecedented wave of new compliance requirements between in 2026 and 2027. The County’s Rental Housing Habitability Program (RHHP) is already conducting inspections. Senate Bill 721 balcony inspection deadlines have passed on January 1, 2026, but reinspection will soon be necessary. And, to make matters worse, there a new cooling mandate requiring rentals to maintain 82°F, and the County begins enforcement in 2027, with full compliance for smaller properties by 2032 (…other local jurisdictions within the County, like the City of Los Angeles, may also soon adopt a cooling mandate.)
Join certified building inspector Nathan Sewell as he breaks down exactly what these requirements mean for your properties, when the deadlines are set to hit, what types of violations often fail inspections, and—most importantly—how to prepare now while you still have time.
This isn't theory. Nathan performs these inspections every week and will share his real-world experience and frequent issues he sees landlords facing, the mistakes that lead to violations, and the practical strategies that help property owners pass on the first try.
During this webinar, we will cover:
- The RHHP Explained: What triggers an inspection, what inspectors look for, and how the 21-day correction window works
- What Fails Most Often: The specific violation categories that trip up landlords—and why most cost under $400 to fix
- Senate Bill 721 Balcony Inspection Requirements: Who's affected, what the January 2026 deadline means and when to reinspect, and also, what types of conditions actually fail.
- The 2027 Cooling Mandate: Understanding the 82°F rule and why your electrical panel may need attention
- The Permit Trap: Understand why certain repairs require permits that take longer than your correction window
- Important Action Steps: A practical timeline for preparing your properties before inspections occur
