Westside Rental Property Owners Meeting
Westside Rental Property Owners Meeting
Topic: Regulatory Update on Accessory Dwelling Units (ADUs) and Balcony Inspections
Adding Accessory Dwelling Units (ADUs) to your property these days is allowed by right under new state laws. Learn how you can take advantage of the law allowing YOU to add density and rental units to your property. New laws passed in 2022 will further streamline the process of adding ADUs and new height limits have been established from 18-feet to 25-feet.
Accessory Dwelling Units or "ADUs" are a great way to increase rental income and improve your N.O.I. If YOU are interested in learning about all the new California laws that encourage construction of ADUs, this is the webinar for you!
We will also discuss your obligations under state law to have balconies and other exterior elevated elements inspected by no later than January 1, 2025 — the deadline is fast approaching.
How to Attend: This meeting is in person. There will not be a Zoom option to attend this meeting. This meeting is FREE to AAGLA members and future AAGLA members. Limited spots are available, so please register today.
Hear from ADU and balcony inspection experts, David Tashroudian, Esq. and Helen Fowler, who will explain the many opportunities available to YOU today allowing for construction of ADUs at YOUR property. Helen and David also discuss the requirements for inspecting balconies and other elevated exterior elements. Topics Include:
- Learn the requirements for balcony and deck inspections for all properties with 3+ units, seismic retrofitting requirements, and how to add units to a multifamily property to generate additional income.
- The new laws and regulations allowing Accessory Dwelling Units or "ADUs" to be constructed at multifamily buildings, including new allowable height limits and streamlining of approvals. Learn how you can rapidly increase income at your property by adding an ADU.
- Do you also need to retrofit your building? Learn how YOU can satisfy earthquake seismic retrofitting ordinances while constructing an Accessory Dwelling Unit at the same time!
- Learn your income potential vs. anticipated project cost — understand YOUR return on investment.
- How to convert garages, recreational, laundry and storage rooms into Accessory Dwelling Units that you can generate rental income for.
- And much, much more — your questions submitted prior to and during the webinar will drive the discussion.
The discussion will be moderated by Bill Dawson, a member of the Board of Directors of the Apartment Association of Greater Los Angeles and a Past President. This is another of many member-exclusive informative IN-PERSON sessions we have always been offering.

ADU1 and Retrofit1
Retrofit1 and ADU1 are California design and build construction firms specializing in soft-story retrofitting and commercial accessory dwelling units. California ordinances are currently targeting specific residential and commercial properties with structural designs that do not do well in earthquakes. Accessory Dwelling Units or "ADUs" are all the rage for residential properties, but most do not know the state allows commercial owners to add additional units on-site as well. Stack the ADU strategy with earthquake seismic retrofitting and you have got a very interesting opportunity at play.
Retrofit1 and ADU1 have more than 20 years of construction and design experience and have a full staff of professionals to manage the soft-story retrofit process — including the tenant habitability plan, the construction, and the cost recovery at the end. At the same time or as part of a separate project, Retrofit1 and ADU1 have the expertise to construct Accessory Dwelling Units at your property that will increase your bottom line. Each project is assigned a project manager to keep construction on schedule and budget.
