CAPS teaches professionalism, teamwork, organization, time management, and technology with the goal of building the skills needed to successfully manage portfolios of apartment buildings or large apartment communities. Recommended for multi-site or large apartment community managers and assistant managers with at least 24 months of experience, this course prepares you to become a stronger portfolio supervisor and elevate your value in the industry.

During this 4-day course, you'll strengthen your knowledge in:

  • Understanding management agreements and creating an owner's report
  • Stakeholder relations with residents, communities, and municipalities
  • Mortgage financing
  • Overseeing the budgeting process across the portfolio
  • Measuring portfolio performance and property valuations
  • Investigating and troubleshooting under-performing properties
  • Property acquisition and due diligence
  • Market analysis and property inspections
  • Operational and financial analysis
  • Property development feasibility analysis
  • Investment strategies including renovation, disposition, and refinancing
  • Creating an owner/company due diligence report
  • Talent development and management across the employee lifecycle
  • Managing staff during sales or acquisitions, and business ethics
  • Contemporary management challenges including occupancy, emotional support animals, RUBS, cybersecurity, and music licensing

CAPS Credential Requirements:

  • Minimum of 24 months employment as a multi-site supervisor or be a CAM, ARM, or RAM credential holder in good standing
  • Successful completion of all CAPS coursework (totaling 40 hours)
  • Meet all examination standards within six (6) months of declaring candidacy
