Tenant Protection Act (A.B. 1482)
Real estate attorney, Frank Kopcinski of Carmel & Naccasha LLP in San Luis Obispo, joins us for an important update on 2019's Tenant Protection Act, better known as Assembly Bill 1482. He will also discuss several new laws impacting landlords and take your questions!
California’s Tenant Protection Act of 2019 provides residential renters with rent control and just cause for eviction protections when a local jurisdiction does not already provide such protections. It applies to most multifamily rental properties constructed more than fifteen years ago, with a few exceptions, such as duplexes where the owner is one of the occupants. In certain circumstances, it also applies to single-family residences held by corporate owners. The Act imposes annual limitations on rent increases, relocation fee requirements, and just cause eviction rules.
Since its effective date on January 1, 2020, there have been proposed changes such as Senate Bill 567, which expands just cause eviction protections. Our legal expert, Frank Kopcinski, will cover the Tenant Protection Act and other important regulations. His discussion may also include tenancy terminations, cash-for-keys agreements, fair housing issues, reasonable accommodations, and more.
