Tenant Buyout Agreements: What to Offer, What to Say, and What to Avoid

When: Tuesday, August 4, 2026, from 11:00 a.m. – 12:00 p.m. (Noon)

A tenant buyout agreement, often called “cash for keys,” may provide a practical alternative when a rental housing provider needs to recover a unit. But a successful agreement requires more than offering money. The timing, approach, communication, proposed amount, and written terms can all influence whether the negotiation moves forward or falls apart.

During this live webinar, tenant buyout attorney Sasha Struthers, Esq. will explain the psychology, strategy, and legal considerations behind tenant buyout agreements. She will discuss when a buyout may be appropriate, how to begin the conversation, what mistakes to avoid, and how the process works from the initial offer through the tenant’s move-out.

Whether you are preparing to sell a property, addressing a difficult tenancy, or evaluating a unit that is significantly below market rent, this webinar will help you better understand your available options. Tenant buyout agreements can sometimes save rental housing providers time, expense, and the stress of pursuing an eviction, but attempting a buyout without proper guidance can create additional problems.

Following the presentation, Sasha will answer attendees’ questions during a live, interactive Q&A.

During this webinar, we will cover:
  • When a tenant buyout agreement may be appropriate and what it could cost.

  • The psychology of a tenant buyout, including how a tenant may view the offer differently from the property owner.

  • The tenant buyout process from the initial offer through agreement and move-out.

  • Best practices for approaching a tenant, including what to say, when to say it, and what pressure tactics to avoid.

  • The important terms typically included in a tenant buyout agreement.

  • What may happen if a tenant signs an agreement but does not move out.

  • How to evaluate a potential buyout amount and whether any government-mandated minimums apply.

  • Common owner mistakes that can delay or derail a tenant buyout.

  • Answers to attendee questions during a live, interactive Q&A.

This will be a live, interactive online learning session, with questions welcomed throughout the presentation. Please log in to register on our website at www.aagla.org/events.
