Successful Vacancy Turnover and the Photographs You Must to Take for A.B. 2801
New State Laws Effective in 2025: Housing providers must now take photographs at the start of a tenancy, at the end, and after repairs to document damage and security deposit deductions. These photos must be retained for four years.
Additionally, new screening fee restrictions require housing providers to accept applicants in the order they qualify — or else refund the screening fee. Assembly Bill 2801 mandates that deductions from security deposits must be reasonable, necessary, and well-documented. Assembly Bill 2493 regulates screening fee policies and mandates refunds if the applicant is not selected for tenancy.
