California rental housing providers are required by state law to provide specific written notices for entry, rent increases, lease terminations, and other reasons. Failure to provide required notices in a timely manner or to fill them out correctly can set you back in both time and money.
Also in California, landlords must address habitability-related concerns within a "reasonable time", with emergencies requiring immediate action (e.g., 24 to 48 hours) and non-urgent repairs expected to be addressed within 30 days – timing depends on urgency. Under California Civil Code §1954, landlords must provide at least 24 hours of written notice before entering your unit to make non-emergency repairs. In the case of true emergencies (such as a gas leak or active flood), the 24-hour notice is not required.
