Being ready for the “Big One,” a major earthquake, the next wildfire, or any other calamity that results from a natural or man-made disaster takes a lot of planning and preparation. It is important that you conduct your property assessment and make contingency plans so that you know how to respond when the time comes…and it will eventually come. Without a proper plan, you have nothing, and a plan is completely free, so why not do it!

The best planning addresses multiple scenarios. For example, if communications systems are down, your plan must address how to find out if everyone is safe or how to find their way to safety. Also, proper supplies are a must – Is there a handy First Aid kit and flashlight accessible at your property?  Do you know if the gas service for your building will go off automatically or does it need to be manually turned off - do you have a wrench handy to turn off the gas valve?  It is in any property manager’s best interest to know the answer to this question and others.

When the time comes, property managers will be expected to have answers about community emergency response and offer support to help tenants. It is important for property owners and their employees to complete a Community Emergency Response Training (CERT) course to learn basic first aid, CPR, and other emergency response tactics. At a minimum, staff and residents should receive training on how to shut off the gas and water after an earthquake. Plans must be made for post-earthquake and fire damage assessment and emergency repairs like boarding-up broken windows that are likely to occur.
