A Delaware statutory trust (DST) is a unique real estate investment method allowing multiple investors to buy fractional shares in large commercial properties, which would be challenging for individual investors to access alone. DSTs offer passive property ownership and diversification for those looking to sell appreciated real estate through a 1031 Exchange. These trusts, established in 1947, gained IRS approval in 2004, enabling investors to use them for 1031 Exchanges, potentially deferring taxes on property sales while benefiting from professional management. DSTs 1031 Investments works with — not for — 30 firms that offer DST investments covering a wide range of asset types, including multifamily, student housing, necessity-based retail (e.g., CVS, Walgreens, Walmart, Dollar General), self-storage and industrial properties. Sam Bhushan, Owner/President DSTs 1031 Investments
Sam Bhushan has over 30 years of principal investing, commercial real estate, and capital raising experience. In addition, he has been a licensed FINRA Securities Registered Representative for 13 years. He holds securities licenses 7, 22, 62 and 63. Mr. Bhushan along with his Family Office have fractional ownership interests and direct interest in substantial commercial real estate investments nationwide — including multifamily, residential, retail, self-storage and senior living investments. His family has been using the 1031 Exchange since 1970. Actively involved in the commercial real estate industry during his entire career, Sam's experience incorporates the acquisition, management, divestment and syndication of more than $4 billion in commercial real estate properties. He has been actively involved in the development, release, marketing and distribution of more than 100 private placement offerings and has also been responsible for equity procurement resulting in more than $1 billion in securitized real estate investments since 1997. Since 2016, his focus has been placing accredited 1031 investors into suitable DST (Delaware statutory trust) investments. Sam holds a BA in Social Science from University of California Irvine and an MBA from Cal State Fullerton. He is also a Sustaining Board Member of UCI Center for Investment and Wealth Management. Becky Eriksson, Partner DSTs 1031 Investments
As a high-producing, licensed DST Registered Representative with Cabin Securities, Becky Eriksson informs and teaches clients about placing their 1031 funds into Delaware statutory trust (DST) offerings as a solution to their high capital gains tax. She also handles other alternative private placement offerings, such as REITs & Opportunity Zones. She holds series 22 and 63 securities licenses. Becky got her start in the industry at Marcus & Millichap, where she specialized in acquiring and disposing of multifamily assets in the competitive commercial real estate world throughout Los Angeles. In her 5-year tenure there, she sold more than $50 million of apartments and net lease assets. Becky has spent her career helping clients structure transactions to best fit their investment goals. She received the Marcus & Millichap 2018 Pace Setter Award, followed up by the Marcus & Millichap Women SoCal Spotlight article for her strong sales abilities and contributions to the commercial real estate industry. Becky received her bachelor's degree in business marketing with a minor in quality assurance management from California State University, Northridge. She regularly conducts events and seminars to educate investors about DST investments. As a DST broker, she has raised, alongside Sam Bhushan, over $200 million throughout 2022-2023. She is a member of the Apartment Association of Greater Los Angeles (AAGLA), the Commercial Real Estate Women (CREW) Network, Federation of Exchange Accommodators, National Apartment Association, California Rental Housing Association & RainMakerU.

Daniel Yukelson, AAGLA Executive Director
Daniel Yukelson is currently the Executive Director of The Apartment Association of Greater Los Angeles (AAGLA). As Certified Public Accountant, Yukelson began his career at Ernst & Young, the global accounting firm, and since then had served in senior financial roles principally as Chief Financial Officer for various public, private and start-up companies. Prior to joining AAGLA, Yukelson served for 12 years as Chief Financial Officer for Premiere Radio Networks, now a subsidiary of I-Heart Media, and then 3 years as Chief Financial Officer for Oasis West Realty, the owner of the Beverly Hilton and Waldorf Astoria Beverly Hills where he was involved with the development and construction of the Waldorf. Yukelson also served for 6 years as a Planning Commissioner and for 3 years as a Public Works Commissioner for the City of Beverly Hills.
