Have you ever had to return a difficult security deposit because you made some deductions? Have you gotten into trouble after withholding all or a portion of a security deposit when your tenant left? Owner beware: security deposit disposition rules have changed with the passage of California’s Senate Bill 2801, which specifies that deductions by a landlord must be limited to reasonable amounts and be reasonable and necessary to restore the premises back to the condition it was in before the tenancy, except for ordinary wear and tear, and also requires taking a series of photographs.
Nothing is more frustrating than arguing with your tenant (or former tenant) over their security deposit or even if you’ve been sued in small claims court. Join us and learn how YOU can avoid the hassles of difficult security deposit dispositions. This seminar will help you understand the requirements of Senate Bill 2801 to protect yourself in uncomfortable security deposit disposition situations. Our expert, Patti, will teach you the proper way to end a lease, the step-by-step eviction process, and dealing with withholding all or a portion of security deposits. Our property management expert, Patti Widget, will also be providing tips on what to do and what not to do when handling your security deposits.
Leading multifamily industry expert, Patti Widget, the founder of Widget’s Way again, joins us for an amazing presentation that will help comply with the law and stay out of trouble.
During the seminar, we will cover the following:
- Requirements of California’s new law, Senate Bill 2801
- Why conduct pre-move-out inspections?
- Protective lease language YOU must have.
- Reasons you can use or deduct from a security deposit. What is “damage” vs. “normal wear and tear” and what can you deduct?
- Returning all or a portion of a security deposit, and timing.
- Kinds of security deposit disputes and what to do.
- Is interest owed on security deposits?
- And, so much more. YOUR questions will help lead the discussion.
Also joining us is Alex Karafiloff, our guest speaker from Inspection Express provides property management software solutions that facilitate the required taking of photographs and streamlines the inspection process. Their inspection platform is designed to streamline property inspections and is used by thousands of property managers across Australia, New Zealand, and the U.S.
