Crime continues to impact multifamily housing throughout Los Angeles, affecting resident safety, property operations, and owner liability exposure, and it impacts not only the quiet enjoyment of our tenants, but also our ability to rent our properties and keep them from being damaged. Join us for an important presentation when you will be briefed on how to assess and deal with the impacts of crime within the communities where you own and/or manage property. Former Gardena Police Officer and security expert, Captain Vice Osorio (Retired), joins us to discuss how you can ensure the safety of your residents, yourself and your property.

Just some of the topics that we will address include the following:
  • Risk mitigation strategies for multifamily properties
  • Documentation protocols that strengthen nuisance and criminal tenant cases.
  • Property threat assessments and security vulnerabilities.
  • Staff de-escalation and emergency response planning
  • Practical steps owners can take to reduce premises liability exposure
  • This will be your opportunity to receive guidance on navigating crime-related challenges under current Los Angeles and other jurisdictional regulations.

Presenter

Capt. Vince Osorio (Retired)

I retired as the Operations captain  of the Gardena (Ca) Police Department in December of 2024, after 30 years of service.   I spent most of my career  in Operations and a total of 20 years on our SWAT Team.  During my tenure, I was honored to be a department trainer in multiple disciplines since 1999, specializing in firearms training and defensive tactics.  I've had the privilege of working and training with some of the best in the industry, from literally all over the world.

In addition to being a law enforcement retiree, , I am a martial arts instructor (International Martial Arts & Boxing Academy), a civilian safety/security consultant, certified S.A.F.E. (Situational Awareness For Employees, through Emergence Disrupt LLC) Instructor, teach at a local college and also volunteer as an instructor for a non profit called Seniors Fight Back. You can also catch me working  with Daly Strategic Group. The best part of all of my jobs is helping others reach their goals and I look forward to helping you do that too!
