From electricity to water to gas and even trash hauling, utility bills are surging across the U.S. in 2026, with over 56 million Americans facing higher costs due to infrastructure repairs, extreme weather, and rising energy demand. Major rate hikes, particularly in California, are driving this trend, with many households forced to reduce spending on other essentials. Recently, the City of Los Angeles proposed Proposition 218, which would drastically increase utility fees for a proposed Streetlight Maintenance Improvement District to repair lampposts damaged by copper wire thieves. There are moves you as a property owner can make to avoid high utility costs – Patti will share some important answers.

Patti teaches a wide range of classes on property management topics; she is a keynote speaker on property management and housing issues and has published numerous articles for apartment associations. Patti is a repeat guest speaker at UCLA. She also holds various certifications in the industry related to her field, such as a CA licensed Real Estate Broker, CCRM, lead based paint certified renovator from the EPA, Fair Housing and more.
