When a tenant dies and leaves behind property with no heirs to claim it, what is your responsibility? Under California law, landlords must follow specific procedures to store the tenant’s belongings, notify contacts, and allow at least 18 days for the property to be reclaimed.

Did you know that if a tenant dies during a lease term in California, the lease remains in effect? The estate’s executor or administrator becomes the tenant. Additionally, landlords must disclose any death in a unit for at least three years to future tenants—in writing!
