Following the recent wildfires in the Greater Los Angeles Area, many rental housing providers have had to deal head-on with a crisis. Here is Southern California, we have been impacted by not only wildfires, but also earthquakes and even flooding and mudslides on occasion.
Residential landlords have several responsibilities when dealing with natural disasters, including assessing damage, communicating with tenants, addressing safety concerns, coordinating repairs, and potentially providing temporary housing. They should also familiarize themselves with local laws and regulations and document all damages and expenses. Tenants, on the other hand, need to prepare for disasters, secure their belongings, and understand their rights and responsibilities, including the importance of renters insurance.
Landlords must promptly assess the property after a natural disaster to identify any damage or safety hazards. This may involve hiring a professional inspector to check for structural issues, gas leaks, or water damage. Communication is also important as landlords should inform them about the situation, provide updates, and address any concerns or questions. Landlords are also responsible for addressing any immediate safety issues, such as gas leaks, electrical problems, or structural instability, as quickly as possible.
