Compliance Without Kaos: Staying on Top of California’s Complex Regulations

Surviving California’s complex housing and property management regulatory environment requires strict adherence to, among other things, state and local rent caps, complicated just-cause eviction rules and tenant protections, and habitability standards (e.g., pests, mold, leaks, etc.). • Complex Legal Landscape: California laws, such as the Tenant Protection Act, are heavily pro-tenant, with strict regulations regarding security deposits, habitability, and eviction procedures.
• High Liability: Failure to properly maintain the property (e.g., plumbing, roof, pests) can lead to lawsuits or tenants withholding rent. Often, habitability claims are not covered by insurance!
• Discrimination Risks: Accidental violations of fair housing laws during tenant selection can result in significant legal consequences.
• Eviction Errors: Incorrectly handling evictions can lead to long delays and costly penalties. Never mind the lost rent!
