Rental housing providers in California are facing a growing litigation risk with California juries handing down million-dollar awards to tenants in lawsuits where it is alleged that landlords have failed to maintain ‘habitable” properties, harassed or discriminated against their residents. The City of Los Angeles, among several California cities, provides for the payment of attorney fees as a component of any award for violation of applicable Rent Control Ordinances. The tripling of compensatory awards and the allowance for attorneys’ fees are far more onerous than those instituted by many other cities.


During this webinar, we will cover:
  • Tenant harassment and anti-harassment ordinances.
  • Tenant discrimination, including while filling vacancies and possible exposure from “secret shoppers,” dealing with reasonable accommodation requests, and knowing the difference between “pets” vs. “ESAs” vs. “service animals”
  • Failure to timely respond to maintenance and/or habitability issues
  • Required notices, including tenant protections, right to (free) legal counsel, and proper serving of rent increases and 3-day notices (“pay or quit” or “perform or quit” or “quit”)
