Thinking about selling an investment property? Selling an investment property today is a major financial decision, and choosing the right strategy that fits with your estate planning requirements and tax situation can make a major difference. Selling and exchanging income property into a like kind property like a Delaware Statutory Trust (DST) offers investors one of the most tax-efficient ways to transition out of active property management while generating passive income and accessing institutional-grade real estate suited for estate planning purposes.

Richard Gann, JD, Managing Partner with 1031 Capital Solutions, will present compelling alternatives to traditional rental-housing ownership, including DSTs, pre-REIT properties and 1031-qualified mineral rights programs. When should you keep, sell or exchange your rental—and what are the best options for retiring from being an active landlord?  Register now to find out.

During this webinar, you will gain a clear understanding of how real estate transactions can affect your tax obligations, wealth-building potential, and long-term financial goals, and how you can avoid all or a significant portion of any tax liability. Selling your investment properties can expose you to up to 42.1% in tax liabilities, which could significantly impact your financial decision making. This webinar gives you the tools you need to calculate your tax liabilities and discusses strategies to help you defer—and potentially eliminate—these taxes through the effective use of 1031 Exchanges. Whether you’re seeking passive income through a 1031 Exchange or planning a full exit from property management, this session will help you make the most informed and more profitable decision.

Join this FREE live webinar to learn the latest real estate market trends and explore sale strategies, including a sale under a 1031 Exchange.

 Webinar

Hosted by 1031 exchange expert Richard Gann, JD, this webinar will cover strategies to:

  • Eliminate or mitigate capital gains taxes – avoid exposure to up to 42.1% in tax liabilities.
  • Remove the need for active property management and tenant “headaches” you’ve been dealing with.
  • Identify top markets and high-value properties, and income property types
  • Aligning estate planning objectives with portfolio strategy, investment diversity an estate planning requirements.
  • Strategic Benefits of DST investments beyond tax saving and the wealth preservation and passive income benefits of DSTs.
  • IRS rules and timing requirements, and the “California Claw-Back” and how it impacts your decision making.
  • The many untapped advantages of a 1031 Exchange are well beyond just deferral of capital gains
  • And, much more! Your Q&A will help to lead the discussion.

This is a basic to intermediate-level discussion on the types of investments that are available to you, including making investments in all types of rental properties, both commercial and residential.  Come armed with all your 1031 Exchange related questions.

A Delaware Statutory Trust or DST is a legal entity sanctioned by the Internal Revenue Service that allows you to hold title in real estate - DSTs are considered “like-kind” property that allows you to defer capital gains taxes in a Section 1031 Exchange. Investing in a DST allows you to earn passive income, continue to build your real estate portfolio, diversify your real estate holdings and avoid the hassles of managing property on your own.
