“A-to-Z” on A.B. 2747 – Reporting Rent Payments to Credit Bureaus

 Beginning on April 1, 2025, Assembly Bill 2747 (A.B. 2747) requires that many housing providers report their tenants’ “positive” rent payments to at least one major credit bureau. Understand your obligations under this new state law and learn how you can easily comply.

New in 2025, many Landlords must offer tenants the option to have their positive rental payment information reported to at least one nationwide consumer reporting agency: (i) for leases commencing on or after April 1, 2025, an offer must be made at the time of the lease agreement and at least once each year thereafter, and (ii) for existing leases as of January 1, 2025, the offer must be made no later than April 1, 2025, and at least once annually thereafter. Participation in positive rent reporting by tenants is optional, and tenants may opt in at any time after receiving an offer and may also request in writing to stop the reporting.


A.B. 2747 does not necessarily apply to larger operators.

Owners are required to comply with A.B. 2747 when:

  • Landlord owns a property with 16 or more rental dwelling units on a single parcel, OR
  • Both of the following situations apply: (i) Landlord owns more than one residential rental building, AND (ii) Landlord is a real estate investment trust, a corporation, or a limited liability company with at least one corporate member.

Daniel Yukelson is currently the Executive Director of The Apartment Association of Greater Los Angeles (AAGLA).  As a Certified Public Accountant, Yukelson began his career at Ernst & Young, the global accounting firm, and since then had served in senior financial roles principally as Chief Financial Officer for various public, private and start-up companies.  Prior to joining AAGLA, Yukelson served for 12 years as Chief Financial Officer for Premiere Radio Networks, now a subsidiary of I-Heart Media, and then 3 years as Chief Financial Officer for Oasis West Realty, the owner of the Beverly Hilton and Waldorf Astoria Beverly Hills where he was involved with the development and construction of the Waldorf.  Yukelson also served for 6 years as a Planning Commissioner and for 3 years as a Public Works Commissioner for the City of Beverly Hills.
